Before we search a single property, we build your strategy. For relocation clients, this means presenting our recommended area strategy — which regions, which towns, and why — based on your lifestyle requirements. For investors, this means defining your investment criteria, yield targets, and preferred structures. For anyone needing visa coordination, we present the relevant pathways and connect you with an immigration lawyer at this stage.

Property Search & Filtering
We search the full market — not just what's listed on the portals — against your brief. Every property we bring to you has been assessed against your criteria. We write up structured notes on each option, so you're reviewing quality information — not just photos and floor plans.

Execution Support
When you've identified your preferred property, we move into execution. We advise on pricing and offer strategy, support the negotiation, and coordinate with your solicitor through the legal process. We keep your FX provider updated so funds are ready when needed. We track the visa application timeline alongside the property completion.

Aftercare
We don't disappear at completion. We're available for questions that arise after you've settled in — whether that's about utilities, local services, tax filings, or anything else. Most of our clients refer family and friends to us in the 12 months after completing. We take that as the best measure of whether we've done our job.
